11. When will Olde Florida Motorcoach Resort be open?

We’re currently well into construction and on schedule to open Phase I of the resort in April of 2024. This will include 216 motorcoach sites and all resort amenities with the exception of the Adults-only pool, scheduled to open in Phase II.

22. Where is Olde Florida located?

Olde Florida is ideally located in LaBelle, Florida near the very best Southwest Florida has to offer. We’re 58.7 miles from Naples to the south, 22 miles from Fort Myers to the west, and 90.6 miles from Sarasota to the north. You’ll have access to the legendary beaches, shopping, restaurants, golf courses, and cultural attractions that make Southwest Florida an ideal motorcoach destination.

33. How many motorcoach sites are there at Olde Florida? How large are they?

Our plan includes a total of 440 motorcoach sites of which 216 are available for non-binding reservations to purchase or vacation lease in Phase I. Some offer beautiful lakefront views, while others offer cozy garden views. Rectangular sites are typically 50’ W x 100’ D and typical waterfront pie-shaped sites measure out at approximately 85’ Water x 100‘ Depth x 39’ Frontage. 44. How much does it cost to purchase a site at Olde Florida?

Motorcoach sites in Phase I at Olde Florida are estimated to start at $225,000+/- and are priced up to $475,000+/-. Owners may also want to add an optional Casita Mini-Home to their site, which are estimated to be priced from $525K to $775K and offer approximately 800 +/- square feet of air-conditioned space. Casitas are available in a variety of configurations. The cost of an optional Casita is not included in site prices.

55. What do Casita Mini-Homes include?

Casitas are available in a variety of floorplans with features such as full kitchens, bedrooms and baths, laundry, second floor loft living areas, golf cart garages, luxury covered patios with outdoor kitchens, spas, outdoor fireplaces and fire pits, TVs and rolldown screens or shutters. Ask about Casita options when exploring your Olde Florida site purchase.

66. Can I purchase a motorcoach site now during construction?

We are currently accepting non-binding, fully refundable deposits of $1,500 to secure advanced notification of site purchase opportunities. Your deposit guarantees that you will be invited to select and purchase up to four (4) premium sites in Phase I approximately two weeks before they are made available to the public on November 1, 2024, giving you the best possible choice of sites. If you choose to purchase, your deposit will be applied to the purchase price of your site(s). If you choose not to purchase, you will receive a full deposit refund. 77. Can I select a specific site to purchase?

Very soon! Right now, your $1,500 deposit guarantees you advanced purchase notification on a specific site category or categories of your choosing – Premium Waterfront, Lake View, Glades View, Preserve View, and Garden View. When you receive your advanced invitation to purchase in mid-October, you will be able to select specific sites while inventory is at its highest and the choices are many.

88. Can I make vacation reservation now?

Yes. We are currently accepting reservations for our Grand Opening Season beginning April 2024. Amenities, including the Clubhouse and resort pool will be complete and waiting for your arrival. To book your vacation, visit OldeFloridaMotorcoachResort.com.

99. Is there a deposit required for vacation leases?

For vacation reservations to enjoy our inaugural 2024 season, we require a 50% deposit for the cost of your stay. The remaining balance will be due at check-in. Bookings cancelled 60 days or more from the scheduled arrival date will receive a full refund. Bookings cancelled less than 60 days from the scheduled arrival date will forfeit their deposit.

1010. What type of motorcoaches are allowed at Olde Florida?

We accept Class A and Super C motorcoaches that are a minimum of 33’ in length and in good, well-maintained condition. All Owners and guests must supply clear and detailed photos of their motorcoach – 1 showing the front, 1 showing each side, and 1 showing rear of the vehicle. Motorcoaches that are judged to be in poor condition due to dents, dings, rust, aging, or any other reason may be denied access to Olde Florida Motorcoach Resort. No commercial advertising or wrapping of any kind is permitted.

1111. What are the amenities at Olde Florida Motorcoach Resort?

We’ve designed Olde Florida to rival a luxury resort. Center to it all is a spectacular 15,000+/- square-foot Clubhouse with a beautiful resort pool, spa, sundeck, wellness/fitness center, and an outdoor movie area. We’ve also planned for a second adults-only “quiet” pool, as well as a sports complex with 2 tennis courts, 8 pickleball courts, bocce, horseshoes, shuffleboard, and a regulation basketball court. There will also be two dog parks, a kids’ play area and a food truck park with an outdoor seating area adjacent to the resort pool & Clubhouse.

1212. What is the new Caloosahatchee River Reservoir? 

The Caloosahatchee River Reservoir project is being developed right next door to Olde Florida and will both protect the estuary and brings all sorts of outdoor activities to your sunny days. At the cost of about $1 billion+/-, the new water system will encompass 10,700 +/- acres and include 55 billion+/- gallons of freshwater for kayaking, canoeing, and fishing. Plus, there are hiking and biking trails, as well an equestrian center and riding trails in the plans. It’s a world-class recreational amenity at your doorstep.

1313. Is there golf nearby?

Southwest Florida is one of America’s golfing meccas. Public course and private clubs, you’ll find plenty of championship options in Fort Myers and Naples. Close by Old Corkscrew club in Estero and River Hall Golf Club in Alva are great choices.

1414. Are there POA fees for owners? How much?

Yes, to ensure Olde Florida remains a premier motorcoach resort, there will be HOA fees for grounds and facilities maintenance. Thanks to careful planning and long-standing relationships, we have managed to keep POA fees to just $1,486 a quarter for Phase I owners.

1515. Can I rent my Olde Florida site out when I’m not using it?

Absolutely! Following the purchase of your site, you are welcome to begin leasing your site to other motorcoach enthusiasts. In fact, our management team will be happy to take the reins and handle everything for you. Leave it to us and or feel free to manage vacation rentals yourself.

1616. How far away are the beaches?

The beaches of Fort Myers are just 40 miles from the resort and it’s just under 50 miles to Sanibel Island with the beaches of Naples less than 60 miles away. If you love beach days, there are plenty of choices. Shelling, dog beaches, quiet state parks – it’s all with-in 60 +/- miles.

1717. Where can I shop?

For everyday conveniences, there’s a Publix Supermarket, Winn Dixie, Target, and Walmart Superstore within minutes of Olde Florida. For those shopping sprees, Third Street and 5th Avenue are 60 miles away in Naples, and downtown Fort Myers is a hub of charming local shops, just over 20 miles away.

1818. Are there cultural opportunities nearby?

Naples and Fort Myers are cultural hotspots with the Barbara B. Mann Performing Arts Hall and the Gulfshore Playhouse. Plus, the Southwest Florida Symphony and Naples Philharmonic are always putting on fantastic performances. Music, theater, galleries, museums – Olde Florida makes it easy to enjoy many of the best cultural opportunities in Florida.

1919. What outdoor activities can I enjoy in Southwest Florida?

Southwest Florida is a natural wonderland offering an incredible array of outdoor pursuits. Paddleboard along Tarpon Bay in Sanibel (50 miles away) on the lookout for dolphins, rays, and manatees. Kayak down the Great Calusa Blueway Paddling Trail from Caloosahatchee Regional Park, just 6.8 miles away. Go for a bike ride through Lover’s Key State Park in Fort Myers (53 miles away). Hunt for seashells on Bowman’s Beach (52 miles away) or set out on a backwater fishing adventure in the Caloosahatchee River and surrounding bays and waterways. There’s no shortage of outdoor fun and adventure to be had in Southwest Florida.

Yes, this is a fee simple real estate purchase and you’re free to sell your site at any time. If you’d like assistance, our on-site real estate team has the experience, relationships, and unique understanding of Olde Florida to market and sell your site to other motorcoach enthusiasts.

2121. Will all the resort amenities be open in Phase I?

Phase I includes the completion of Olde Florida amenities, including the 15,000-square-foot clubhouse, resort pool, fitness center, tennis, pickleball, basketball, bocce, shuffleboard, horseshoes, outdoor movie theater and food truck park. When you arrive during our inaugural season in 2024, these will all be open and ready for you to enjoy. The adults-only “quiet” pool is scheduled to open in Phase II.
